How to change your property factor in Scotland - say goodbye to your property headaches

If you’re thinking about changing your property factor in Scotland, we’re here to make the process simple, transparent and stress free. Life is too short to put up with a service that isn’t putting you and your property first. It’s time to take back control and we can help. We have happy homeowners across Edinburgh, Stirling, Perth, Dundee, Broughty Ferry and the Scottish Borders who are delighted with the switch to Charles White.

While switching property factor may seem like an added hassle, the cost of doing nothing is often far greater. We’re here to make the process plain sailing so you can save time and worry.

Perhaps you self-manage your block/development. In some cases, this may work well, but it can also put a strain on a few owners and may have become a time-consuming and heavy burden.

As Scotland’s longest running property management company, we bring our experience and partner with individual homeowners and residents’ committees to drive up standards.

Here’s what you can expect from us:

●  Clarity - we communicate clearly in language everyone can understand with no hidden costs

●  A tailored approach - every development is unique and needs a service to suit

Expertise in every area - all our developments benefit from individual experts in finance, administration, customer service and property inspection

Do you feel valued and supported by your current factor? Is self-management working for your development?

If the answer’s no, learn more about how easy it is to switch to Charles White below.

Why choose Charles White?

Choosing a property factor is a big decision. With shared maintenance, detailed legislation and the need for clear, dependable management, it’s important to work with a factor you can rely on.

As a fully registered Scottish Property Factor, we give homeowners confidence that everything is managed properly and transparently. Established in 1840, we have experience of managing all kinds of developments. Every development gets its own dedicated Relationship Manager and at least 7 visits a year. Our secure online portal makes finances and decisions clear and easy to follow, with separate accounts and tailored insurance for every development. We only use carefully vetted contractors and bill the homeowners exactly what the contractor charges.

Our team

We want everyone in our team to play to their strengths. Rather than having one person do everything, you get a dedicated team to serve your development:

●  Client Relationship Manager
●  Development Inspector
●  Client Account Manager
●  Client Assistant

They work together to give you the best service possible.

We recognise we can’t maintain your development if we don’t know it inside out ourselves. That’s why we visit all our developments a minimum of seven times per year and are happy to meet with you when on-site.

You’ll have access to a 24-hour emergency phone line managed by one of our senior Client Relationship Managers rather than a third party with little understanding of your development.

We continually invest in our systems, processes and technical knowledge, so you can have complete confidence in the service we provide.

Our 3-step switching process

You’re bound to have some concerns about changing your factor and the responsibility that comes with it but our expert team are here to help.

When you’re frustrated trying to get things done through your current company, we’re here to make the switching property factor in Scotland as smooth as possible.

Let us take the strain, and imagine how you’ll feel when you’ve put your current issues behind you.

Step 1 - An on-site visit to your development

One of our team will meet you to visit your development and understand your requirements and priorities.

Step 2 - Proposal made based on your title deeds and requirements

We’ll go through all the legal aspects, examine your title deeds, look at your current contract and any written agreements with your factor. You’ll receive a detailed report on our service and a comprehensive quote to discuss with other homeowners.

We’ll examine your Title Deeds to advise on requirements for changing factor, and can support you in liaising with other homeowners and provide help as needed.

Step 3 - Switch your property factor

If you are happy with our proposal for changing property factor, you will need to provide us with details of our appointment and inform your current factor in writing. We can supply you with templates of all letters and forms you will need to make this easier.

At every step on the way they kept us up to date with what is happening also the staff in the office could not be more helpful helping us set up a d/d for our monthly payment which we can view online.

Site visits are notified in advance and give you the chance to meet up if required which again is something that never happened with our previous factor.

We are really happy with the service CWL provide and look forward to a long relationship with them.
