
Health and Safety
We want you to be safe and happy in your new home and we take our responsibilities to ensure HMO compliance very seriously. However, there are health and safety standards a landlord has to comply with, even if an HMO licence is not required. These include obtaining a Gas Safety Certificate annually and providing furniture and furnishings that meet fire safety regulations. We also ensure that owners carry out electrical safety checks on an annual basis in all properties managed by us.
Gas Safety
- Landlords must provide tenants with a valid gas safety certificate to demonstrate that all gas appliances have been tested as safe
- The certificate must be renewed every year
- Testing must be carried out by a Corgi registered engineer
- It must cover all appliances - boiler, gas hob or oven, gas heaters etc.
Electrical Safety
It is the landlord's responsibility to ensure that all electrical items supplied in the property are safe and that the electrical supply within your home is also safe. If you notice anything out of the ordinary such as frayed cords, overheating plugs etc. don't use the appliances and inform us immediately.
Fire Safety
Any furniture or furnishings that a landlord is supplying as part of the let should conform to current fire regulations. Check that sofas, mattresses etc. have valid fire labels. If not you're entitled to ask your landlord or agent for evidence that they comply. Most properties are fitted with smoke alarms and it is your responsibility to ensure that they work and that batteries are replaced as necessary.
