Residential property continues to be a most popular investment vehicle with excellent medium to long term returns though an overall softening in the market has resulted in a marked change in how such properties are being sold in Edinburgh. An increasing amount of residential property sales are now being carried out at fixed prices as opposed to the 'offers over' method employed in previous years.

This has necessitated terminating existing tenancies in order to market a vacant property.   • shorter transaction times as investors generally have immediate access to funding
