Claims

Need to make a claim?

You want making a claim to be as straightforward and stress-free as possible and so do we. Deacon has been awarded Delegated Authority from most of our insurers, we can act on their behalf to process and pay most claims without delay.

Follow these steps

  1. Call us as soon after the incident as possible providing us with your policy number which is contained on your renewal schedule - Tel: 01202 449 655
  2. Give as much information about the incident as you can
  3. Speak to us before you make any arrangement for replacement or repair
  4. Ensure that you notify the police if theft or malicious damage is involved

Why has the premium increased?

Your policy is rated on:

  • Construction of building
  • Age - date built
  • Area – subsidence (inner city increased theft and malicious damage)
  • Individual information - previous claims history – occupancy (unoccupied/rented)

In the current market all insurers are maintaining or increasing their rates as the industry as a whole addresses the changes in the property insurance market.

Why am I paying for cover I don’t need?

The benefits of placing the development cover with an Insurance specialist (www.deacon.co.uk) means that some features and benefits of the policy have no influence on the rating of the policy (see why has my premium increased).

What is the difference between Declared Value and Sum Insured?

DV - This is the cost to reinstate the property insured at the time the policy commences.

SI - Includes a 50% uplift on the DV to cater for increased inflation throughout the period of insurance

Is the Declared value adequate?

This has been calculated on a survey arranged by your Property Manager Charles White Ltd who plan to have such surveys carried out every 3-5 years to ensure the DV is continuously assessed.

My flat is unoccupied, who should I inform?

What should I do if I am letting out my property?

Please contact your Property Manager at Charles White – In most cases if you are letting out your flat (professional tenants) there will be no extra cost to you and the cover should be adequate.

What is my policy excess?

An excess is the first portion of a claim which the insured is responsible to pay and is the joint liability of all Co Proprietors within the policy unless the Co Proprietors have collectively agreed otherwise prior to the policy commencing. Upon settlement of your claim, we shall notify Charles White of your excess so that they may deal with the excess accordingly.

How will a claim affect my premium?

The frequency, type and value of claims made during the course of a policy may affect premiums and therefore each premium is calculated on an individual basis and you’ll be notified of any changes prior to your renewal date.

When can I have my repairs carried out?

If you have had to pay a tradesman to make urgent emergency repairs to prevent further loss or damage, you should ask for and keep hold of any receipts or invoices they provide you.

For non-urgent repairs or replacement, please follow the instructions we give you. We may ask you to provide estimates or to appoint someone to see the damage on our behalf before agreeing to any work.

Do you have approved suppliers and specialists?

Upon submission of your claim, Deacon can provide you with a list of Charles White approved contractors should you wish to obtain quotations from them for works required.

How long will it take to process a claim?

Some claims are more straight forward than others. We can advise you as to an indication of timescales as your claim progresses.

How will my claim be paid?

Once your works have been authorised, we will request sight of the contractor’s invoice who have carried out the works to your satisfaction. We will issue payment directly to the contractor and advise Charles White of the excess applicable so they may deal with the excess accordingly.

Claims History

One of the conditions of your policy is that you must tell us about any insurance related incidents (such as fire, water damage, theft or an accident) whether or not they gave rise to a claim. When you tell us about an incident we will store the information on a database.

We may search databases:

  • when you apply for insurance
  • in the event of any incident or claim or
  • at time of renewal
